The UK, Portugal, Cyprus, Turkey, Bulgaria, France, Italy, Spain, Slovakia, Croatia, Eastern Europe, Morocco, and Thailand all offer exceptional investment opportunities if you get it right. Get it wrong and you will undoubtedly get your fingers burned.
Whilst the UK can be a minefield for the initiated investor the overseas property market can also cause horrendous financial casualties because of the legal complexities and additional expenses.
Currency exchange can add to the costs. A foreign currency mortgage can be cheaper than a UK mortgage but exposes you to currency fluctuations. Regular flights out to check on the property, car hire, removal costs and employing a property guardian to keep an eye will all add to the overheads. If you are buying abroad, you will almost certainly be looking for holiday rental income as opposed to long term lets and this can add significantly to running costs because of the changeovers. You need to build all these overheads into your business plan. Obviously, if you are buying several properties on a development, the costs are reduced pro rata.

INVESTMENT PROPERTY PORTUGAL
Unlike Spain, Portugal has not suffered from a property down turn mainly because the Portuguese government used their commonsense and restricted property development to protect their coastline. Property prices have tended to be cheaper than Spain and whilst Portugal is just as accessible as Spain, it has not had the influx of down market expats looking for a new life and cheap wine. Like France, Portugal has tended to attract a more middleclass immigrant although recent years have seen an influx of people selling their ex council houses and moving to these countries. The very people that many expats left the UK to get away from are beginning to take advantage of the high and over priced value of their council houses and move abroad with a tidy sum in their pockets.

However, evidence that many of these people who made the move three years ago, having blown most of their savings and unable to establish themselves in business or unable to find employment due to language problems are now moving back to the UK or moving onto countries where they can buy cheaper property. So there are bargains to be found if you know where to look and Portugal remains a good bet for investment property.
INVESTMENT PROPERTY CYPRUS
There are some real bargains to be picked up in Cyprus but it is essential that you take advice from our property finders. Some investors have fallen into the trap of buying property built on disputed land left over from the Turkish/Greek disputes. Pound for pound, Cyprus offers some of the best investment opportunities to be found anywhere.

Turkey has only emerged as an investment property hotspot in the last two or three years. There is a lot of development going on with some developments having far better resale potential than others. Popular with the Germans and Dutch, I can see Turkey becoming another Spain. There is money to be made now and for the next few years, so if you fancy Turkey as an investment opportunity, the time is to buy sooner rather than later.

Options are to buy and resell quickly or buy and hold for the medium term. The next decade is going to provide fair gains but my guess is it will slow quickly after 2015.
INVESTMENT PROPERTY ITALY
The Italian property market has a lot in common with that of France. Old farmhouses have been bought for restoration purposes which means that the supply dries up whilst demand doesn't necessarily diminish. Although not a short hop across the channel, the cheap airlines have made Campania, Umbria and Tuscany cheap and accessible.
Although the days of making a quick killing have gone, Italy remains, in my opinion, one of the better countries to invest in property if you are looking for peace and tranquillity. No point in looking for a quick profit here; this is definitely for the long term investor looking for high rental incomes rather than huge property price increases as those days have gone.
INVESTMENT PROPERTY BULGARIA
The iron curtain went up and years of neglect were swept away by property developers suddenly getting access to outside investors. Property started off really cheap but the last three years have seen a steady increase with the early birds cleaning up. There are a number of benefits associated with investing in property in Bulgaria. The cost of living is extremely low and whilst property prices have risen, they are still incredibly cheap compared to Spain, France and the UK. There are resorts on the Black Sea and Ski Resorts around Bansko and Pamporova and the Bulgarian Government is investing heavily in tourism.
Bulgaria is the new Italian Riviera and French Alps rolled into one. Investors are flocking from Germany, France, UK and Russia and this is a definite buy now or miss out opportunity.

INVESTMENT PROPERTY SLOVAKIA
Investment opportunities are limited in Slovakia unless you are up for buying old property to restore. This is one investment opportunity I did not spot early on because prices have risen and continue to rise with Germans and Austrians buying up cheap properties near the Austrian Alps border.
Not a market for the inexperienced in my opinion unless you use our property finders in Slovakia to guide you through the bureaucratic maze. Great bargains to be had though.
INVESTMENT PROPERTY CROATIA
Another eastern block country that is now showing its petticoats and one that is a definite destination to investigate. Croatia has yet to capture the imagination of most investors, probably because of its recent history. For the speculators amongst you, I would certainly recommend you taking a punt. Property remains very cheap, prices are rising but not in an unprecedented way and I believe there are opportunities for investors to make a killing in the medium to long term.
INVESTMENT PROPERTY MOROCCO
You can buy an apartment with sea views for under £20K in Morocco. Damned cheap and hardly a large speculative investment for most people. Developments on land owned by the King of Morocco who is keen to open his country up to more tourists are providing what I consider to be the best investment opportunities at the moment.
A Moslem country, I believe some investors are nervous about taking the plunge. However, from a long term investment stand point, I would back Morocco as most likely to be the best pound for pound investment hotspot of the decade.
INVESTMENT PROPERTY THAILAND
Hardly a short trip across the channel for most of us, Thailand is appealing more to investors in the southern hemisphere. However, there are a number of high quality developments being built on Koh Samui like the Amera development and if you are looking for a quality villa with fabulous views and wonderful climate, this is a must see project.
