Residential bridging finance is most commonly used to cover shortfalls between buying one residential property and selling another.

take out a normal mortgage to clear the residential bridging finance.
- To allow a business to raise money on their premises. In this way, residential bridging finance can be used to overcome a short-term cash flow problem.
- To fund the purchase of an overseas property.
- To fund the urgent purchase of a property, pending arrangement of a long term mortgage. This can be useful, for example, if you are buying a property at auction.
In some cases, it is possible for residential bridging finance to be completed on the same day that your application is received, so long as a valuation can be carried out quickly and all the legal documents can be signed in time.
