When looking at property for sale in France please follow this advice. Too many people run into
problems when buying French property because they have not done enough research, don't understand the language, don't know the laws
and basically, leave their brains behind and throw commonsense to the wind when they find their dream French property. The temptation

PROPERTY FOR SALE - ADVICE
- Engage an English speaking Notaire from outset.
- Do not sign any document without your Notaire explaining the document in full and the implications of signing the document.
- Make sure you have your mortgage or finances are sorted out in principal.
- French estate agents will do everything they can to encourage you to buy a property. DO NOT let an estate agent bulldoze you into a sale.
- Stay and explore the area before deciding on the area in France that you wish to buy a property.
- Most vendors are just, if not more keen to sell than you are to buy, so always make an offer. (10%-20% less, depending on the asking price).
- Obtain all charges and additional costs in writing from the estate agent.
- Obtain a report from a qualified surveyor. (Amazing how many people don't bother).
- Speak to the local tax office about local taxes. Tax d'habitation and foncière.
- Introduce yourself to the local Mairie and tell them about your plans.
- If you are buying to let, speak to other owners in the area about the rental markets. Estate agents nearly always exaggerate the income potential. You can also ask for advice from the recognised experts in letting French property about marketing your holiday property.
- If you are buying an existing rental business, make sure you see at least two years certified books.
- Obtain estimates from properly registered French builders and artisans for any building work before you sign anything. Failure to do so could lead to some nasty shocks including stiff fines if you employ someone working on the black, capital gains tax problems and lack of guarantees if you employ a non registered builder.
- Don't do anything that you would not do at home. You are buying in a foreign country, with different laws, a strange language and what may appear to be unusual customs. Use the links on this page to learn as much as you can before committing yourself to a property purchase.
The majority of people buy property in France without any problems. Most people that you will deal with will be honest and hard working and prepared to assist and advise you in every way possible. However, it is not their job to educate you about French law and life in France, it is your job to research and educate yourself about the law when buying French property.
The vast majority of French estate agents are honest, but it is their job to sell properties and they are representing the vendor not you. Problems normally arise because the buyer was an idiot, ignored the laws, did not do their research and had their head stuck up their arse, not because they were dealing with a crook. You should bear this in mind before plunging in without doing your homework.
