In addition to these, there are also a number of optional items that someone buying a property might find included in the home information pack that the seller has had prepared either by their conveyancing solicitors or by themselves.

The optional documents that can be found in HIPs are as follows:

Home condition report - this provides information on the physical condition of the property. It is a bit like a surveyor's report in so far as sellers, buyers and mortgage lenders will be able to rely on the report as being legally accurate.

Legal summary - basically a summary of the various complicated legal documents in the home information pack.

Home use forms and home contents forms - these would include information on boundaries and services, along with details of what fixtures, fittings and contents are included in the sale.
