companies in the UK who charge excessive prices for services that estate agents provide in France that are free and without obligation.
Many people who use these services find out too late that they have parted with money that they didn't need to spend.
FRENCH PROPERTY ADVICE
- Engage an English speaking Notaire from outset.
- Do not sign any document without your Notaire explaining the document in full and the implications of signing the document.
- Make sure you have your mortgage or finances sorted out in principal.
- Estate agents will do everything they can to encourage you to buy a French property, that is what the vendor employs them to do. DO NOT let an estate agent bulldoze you into a sale.
- Take your time, take a few days to just look around the area. Location is more important in France than anywhere else.
- If you are thinking of living in France, visit in the winter when you see a property at its worse.
- Stay and explore the area before deciding on the area in France that you wish to buy a property.
- Most vendors are just, if not more keen to sell than you are to buy, so always make an offer. (10%-20% less, depending on the asking price). Be prepared to negotiate and walk away if necessary.
- Obtain all charges and additional costs in writing from the estate agent. Legally registered estate agents do this as a matter of course.
- Obtain a report from a qualified surveyor. (Amazing how many people don't bother). Building costs are far higher than you would imagine.
- Speak to the local tax office about local taxes. Tax d'habitation and tax foncière.
- Introduce yourself to the local Mairie and tell them about your plans. Your local Mayor is a powerful ally and can be a good friend.
- If you are buying to let, speak to other owners in the area about the rental markets. Estate agents nearly always exaggerate the income potential. You can also ask for advice from the recognised experts in letting French property about marketing your holiday property.
- If you are buying an existing rental business, make sure you see at least two years certified books.
- Obtain estimates from properly registered French builders and artisans for any building work before you sign anything. Failure to do so could lead to some nasty shocks including stiff fines if you employ someone working on the black, capital gains tax problems and lack of guarantees if you employ a non registered builder.
- Restoring an old French property will cost you far more than you will think.
- Don't do anything that you would not do at home. You are buying in a foreign country, with different laws, a strange language and what may appear to be unusual customs. Use the links on this page to learn as much as you can before committing yourself to a property purchase.
- French bureaucracy ties even French people in knots, it can cause horrendous problems to non-French speaking people. Always seek advice and help from people who know and understand the system. This is money well spent.
The vast majority of people who buy property in France, do so without any problems. Most people that you
will deal with will be honest and hard working and prepared to assist and advise you in every way possible. However, it is not their job to
educate you about French law and life in France, it is your job to research and educate yourself about the law when buying French property.
The vast majority of French estate agents are honest and open, but it is their job to sell properties and they are representing the vendor not you. Problems normally arise because the buyer was an idiot, ignored the laws, did not do their research and had their head stuck up their backside, not because they were dealing with a crook. You should bear this in mind before plunging in without doing your homework.

Nestling in rolling slopes, meadows and woods, Chantegrel (‘singing crickets’ in the local dialect) is situated just to the north of Sarlat in the ‘Périgord Noir’ at the end of the Combe de Lafon. Chantegrel is situated amongst 13 acres of fields, meadows and woods which include oak, chestnut, hazelnut, fig and walnut. Each of the homes has been carefully renovated and restored by a French mason. The homes were originally an old 'corps de ferme' with all the stone and timber coming from Chantegrel itself. All of the renovation work was completed, once again, using material from Chantegrel.
