FRENCH ESTATE AGENTS GUIDELINES
- Engage an English speaking Notaire from outset.
- Do not sign any document without your Notaire explaining the document in full and the implications of signing the document.
- Make sure you have your mortgage or finances are sorted out in principal.
- Estate agents will do everything they can to encourage you to buy a French property, which is what the vendor employs them to do. DO NOT let an estate agent bulldoze you into a sale.
- Take your time and take a few days to just look around the area. If you are buying to let, location is more important in France than anywhere else.
- If you are thinking of moving to France, visit in the winter when you see a property at its worse.
- Stay and explore the region before deciding on the region in France that you wish to buy a property.
- Most French estate agents are just, if not more keen to sell than you are to buy, so always make an offer. (10%-20% less, depending on the asking price). Be prepared to negotiate and walk away if necessary.
- Obtain all charges and additional costs in writing from the estate agent. Legally registered French estate agents do this as a matter of course.
- Obtain a report from a qualified surveyor. (Amazing how many people don't bother). French building costs are far higher than you would imagine.
- Speak to the local tax office about local French taxes. Tax d'habitation and tax foncière.
- Introduce yourself to the local Mairie and tell them about your plans. Your local Mayor is a powerful ally and can be a good friend.
- If you are buying to let, speak to other owners in the area about the French rental markets. Estate agents can exaggerate the income potential. You can also ask for advice from the recognised experts in letting French property about marketing your holiday property.
- If you are buying an existing rental business in France, make sure you see at least two years certified books.
- Obtain estimates from properly registered French builders and artisans for any building work before you sign anything. Failure to do so could lead to some nasty shocks including stiff fines if you employ someone working on the black, capital gains tax problems and lack of guarantees if you employ a non registered builder.
- Restoring an old French property will cost you far more than you will think. Make sure you budget for this in your business plan.
- Don't do anything that you would not do in your own country. You are buying in a foreign country, with different laws, a strange language and what may appear to be unusual customs. Use the links on this page to learn as much as you can before committing yourself to a property purchase.
- French bureaucracy ties even French people up in knots, it can cause horrendous problems to non-French speaking people. Always seek advice and help from people who know and understand the system. This is money well spent.
