- French estate agents will do everything they can to encourage you to buy a property. DO NOT let an estate agent bulldoze you into a sale.
- Take your time, take a few days to just look around the area. Location is more important in France than anywhere else.
- If you are thinking of moving to France, visit in the winter when you see a property at its worse.
- Stay and explore the area before deciding on the area in France that you wish to buy a property.
- Most vendors are just, if not more keen to sell than you are to buy, so always make an offer. (10%-20% less, depending on the asking price).
- Obtain all charges and additional costs in writing from the estate agent.
- Obtain a report from a qualified surveyor. (Amazing how many people don't bother).
- Speak to the local tax office about local taxes. Tax d'habitation and foncière.
- Introduce yourself to the local Mairie and tell them about your plans.
- If you are buying to let, speak to other owners in the area about the rental markets. Estate agents nearly always exaggerate the income potential. You can also ask for advice from the recognised experts in letting French property about marketing your holiday property.
- If you are buying an existing rental business, make sure you see at least two years certified books.
- Obtain estimates from properly registered French builders and artisans for any building work before you sign anything. Failure to do so could lead to some nasty shocks including stiff fines if you employ someone working on the black, capital gains tax problems and lack of guarantees if you employ a non registered builder.
- Restoring an old French property will cost you far more than you will think.
