What you need to know before making an enquiry through our website for a property for sale in France
Once you have found a property to purchase you will need to make an offer and if accepted by the vendor, both parties have to sign a "Compromis de Vente".

Once an offer has been accepted, either the Notaire or the Estate Agent will draft a first contract, which confirms the details of the property, price and other conditions of the transaction.

Once this document has been signed, the purchaser will benefit from a seven day cooling off period (only where the property is a dwelling). If the buyer decides to retract their offer after the cooling off period, the deposit could be forfeited and potentially additional costs sought by the vendor.

The transaction usually takes 2 to 3 months from the first contract being signed to completion.

The main costs are the Notaire's fees which are in the region of 7% of the purchase price for properties not subject to VAT. This fee includes taxes due to the State (equivalent of stamp duty). Where the property is bought through an agent, a commission of around 7% to 10% is either included in the net price or added on. If a mortgage is secured against the property, there are registration fees of 1/2 % to 1% of the mortgage amount.
